Australia’s 2020 High-Rise Property Trends

Australia’s property industry is constantly changing and evolving. In recent years, we saw more of a focus on sustainability and the integration of technology both in our buildings and on our job sites. These trends are likely to continue this year, as more advancements will change construction and project management techniques to become more efficient and environmentally-conscious. Let’s look ahead at the exciting and innovative advancements to come in the year 2020.

Sustainable Design

For several years now, building regulations have been placing more pressure on building design to reduce environmental impact and adopt sustainable design. The essence of green design and construction is the effort to create resource-efficient and environmentally responsible construction projects. It includes every aspect of construction, including planning and design, demolition, and cleanup. With 20 percent of global emissions directly attributable to the construction industry, green building practices can go a long way toward supporting, rather than harming, the environment—especially at a time when ageing buildings make new construction so critical.

The rise of Solar

Australia is already a world leader in rooftop solar, with more than 2 million of the nation’s 13 million homes fitted with panels, and the Australian Energy Market Operator (AEMO) forecasts households and businesses will supply a quarter of the country’s energy needs by 2040.

Installations between 100 kW and 5 MW continue to grow strongly, with the number of medium to large scale solar systems growing by 80 per cent in the past 2 years. The rapid growth has been due to shopping centres, hospitals, schools, and commercial buildings installing solar to take back control of their rising electricity costs and increasing their focus on sustainability.

State government programs are also supporting renewable electricity growth. The ACT has completed contracts for 100% renewable electricity. Victoria and Queensland both have renewable energy targets of 50% renewable electricity by 2030 and South Australia is expecting to reach 100% by 2025.

Intelligent Innovation

In this new era of intelligence, we can now create personalised experiences, improve power analytics, anticipate system malfunctions, and ultimately, save time, money and energy. This emerging technology is best known as the Internet of Things (IoT) Simply put, IoT is the concept of basically connecting any device to the Internet and/or to each other. This includes everything from lights and washing machines to the mechanical and electrical systems used in buildings.

This technology will dominate 2020 and beyond, influencing how building owners, operators, occupants, and visitors interact with office, education, retail, hospital, hospitality and city environments. IoT technology embedded within building infrastructures will change the way energy, water, heating, ventilation, maintenance, and security are supplied. These solutions are emerging in the areas of workforce management, zero waste and carbon neutrality, and electric vehicle infrastructure. With IoT technology, building managers will be able to improve operational performance and lower costs by monitoring smart lighting and temperature systems, smart metering, intelligent sensors, and detect and avoid possible failures.

Turning the Property Doom into a Boom

It’s no doubt that the property market is down and it’s not just Sydney and Melbourne. London house prices are slumping as a result of Brexit, China’s new mortgage curbs and buying thresholds have had a similar effect in Beijing and New York is now experiencing the biggest plunge since the 2008 financial crisis.

It’s the same conversation everywhere: decreasing property revenue, economic instability and a lack of consumer confidence. What doesn’t get talked about enough is what developers and the property industry should be doing during a property downturn. It’s time that we realise that where uncertainty exists, the opportunity is never far behind. It’s time for the property industry to embrace new technologies to lay smarter, greener, future-proof foundations.

We have the formula to turn this doom into a boom. Want to know the secret?

The Importance of Choosing the Right Embedded Network

When you’re not dealing with the right Embedded Network company, you can get into trouble.
Recently, Arc Energy Group embarked on what we like to call a rescue mission.
In other words, we assisted rectifying an issue when another embedded network company forgot to lodge a gas application, which ultimately cost the developer $16,000 a day.

Within just a few hours, our team was brought on board to take over the project and turn it around.
The end result? A successful gas application and a very happy developer.

The Benefits of an Embedded Network

Embedded networks offer a variety of benefits to all parties involved. Developers can spend less time and money on infrastructure for utilities. Building owners can benefit from reduced cost of living, and pass these savings on to occupants and the end-user.

How Developers Benefit from Embedded Networks

  1. Reduce Overhead Costs

With embedded networks, developers have one less cost to think about during construction. Developers no longer need to set up the infrastructure for water, electricity, and data. They can leave utilities up to the embedded network operator.

  1.           Improve Marketability and Streamline Processes

“An embedded network’s benefits are ample and shared. For developers, it improves the marketability of their building and streamlines the delivery process during the build phases.”   -Andrew Perry, EnergyAustralia Executive

Partner with an embedded network manager committed to renewable solutions. This can boost a property developer’s reputation. It signals to the public that they are environmentally conscious. Plus, it contributes towards them earning a higher Green Star rating.

Developers that opt-in for embedded networks, streamline the utility construction and installation process. Working with an embedded network manager means one provider handles the utility setup.  This removes the hassle of having to work with several providers where quality may vary.

Traditional methods of setting up a building’s utilities can delay connection. However, embedded networks expedite service connections and approval times.

How Building Owners and Strata Companies Benefit from Embedded Networks

There are almost 3 million strata and community-titled properties in Australia. In these cases, embedded networks can potentially provide streams of income.

  1. Revenue generation

The key to potential revenue generation for building owners and strata companies is bulk buying. Owners can buy the electricity in large volumes, at a bulk rate. Choosing to sell to tenants at a retail price could also bring in revenue.

They can use the extra revenue for building maintenance costs. Increasing the amenities offered will attract new residents. Strata companies can use this money for their sinking funds. Or they can use it to support their 10-year maintenance plan.

  1.           Maintenance by Experts

Building owners and strata companies do not need to maintain embedded networks. Instead, a team of experts will manage and maintain utility services.

  1.           Improved Ability to Service and Upgrade Infrastructure

Embedded networks are designed for future innovation. According to BloombergNEF, 64% of new cars brought into Australia will be electric by 2040. Plus, there were over 2.68 million rooftop solar power systems installed in Australia as of December 2020. Obviously, Australians have an appetite for green energy solutions. With that, our buildings are going to need to reflect this.

The parent connection point makes it simple to do system upgrades at scale and quickly. The need for electric vehicle charging stations continues to grow. Along with solar and battery packs, embedded network infrastructure can be updated. This ensures you can always offer modern amenities and continue to attract residents.

How Embedded Networks Benefit Consumers

One in five Australians lives in strata-titled properties. Embedded networks are usually the go-to solution for multi-tenanted properties. Residents unlock a range of benefits when their buildings incorporate embedded networks.

  1. Lower Tariffs

“Embedded networks can allow for savings to customers through bulk buying and provide other benefits, for instance through integrating on-site solar generation or battery storage. Efficient plant equipment and energy management tools to manage energy usage habits.

People living in strata properties may have access to lower utility bills. Embedded networks create a privately-owned electricity network. This acts as a private resource that supplies all lots within the complex. The strata company can negotiate the best prices and benefit from bulk purchasing power. Then, the residents experience savings when they buy electricity below retail price. This also helps reduce levies and unnecessary energy consumption. This, in effect, makes the property more accomodating for residents.

  1.           Capped Maximum Price

There is a cap on how much you can be charged for electricity. Embedded network service providers cannot charge above the standing tariff for the jurisdiction.

Other consumer protections include flexible payment options when experiencing financial difficulty and clear and reasonable disconnection procedures.

  1.           Improved System Monitoring Capabilities

Residents will get to enjoy electric vehicle charging stations and solar PV. Also, they get access to smart metres with embedded networks. This improves their ability to track their energy consumption. In effect, residents can save even more on utility bills.

Embedded networks provide convenient solutions to property developers. Plus, they are cost-effective solutions for building owners, and consumers. As it is, utility rates continue to soar. At the same time, the government continues to promote green initiatives. So embedded networks, backed by renewables, is be the way forward.

Arc Energy provides the perfect solution for building owners and developers to take advantage of embedded networks. We offer a variety of benefits that will save you time, money, and hassle in your construction process. The Arc Energy Embedded Network Model, A WIN-WIN

A win-win situation is one that has a positive outcome for all parties involved, an outcome where everyone walks away happy.
An example of this is the Arc Energy embedded network model that has saved developers tens of millions over the last 12 months, not to mention, providing occupants with significant discounts on their energy bills. Along with these benefits, Arc Energy has been able to sustain its model and deliver what was proposed for the long term.A win-win.

In some instances, we are faced with the dilemma of a competitor offering more than the model would allow and this not sustainable for the long term.
We have recently seen one of our previous competitors (now closed) having to be bailed out because of the amount of money that was put towards winning over the developer to install an embedded network for a new building that ultimately exhausted the budget and left occupants with no incentives and costly rates! Further to this, nothing was left to keep the plant operational. As imagined, all involved are to blame. If the developer wants more, the apartment owners will receive a limited discount. When this scenario plays out, occupants can become quite disgruntled, lodging complaints that reflect on the developer, the development and the organisation providing the embedded network.

Some embedded network companies start off with a competitive rate but by the time the building is fully occupied have already commenced the strategy of increasing their rates to recover the money spent on winning the development by over incentivising the builder or developer.

There are a number of articles validating some of the measures taken by embedded network providers to recover the cost by increasing energy rates within these multi-level buildings. Recently, this led to another embedded network provider needing to sell the company to a new player within the embedded network space and prevent a catastrophe for lot owners and occupants. Other providers have simply changed their names with the same people operating behind the scenes.

When things didn’t fare well for the Owners Corporations and Body Corporates within these embedded networks managed by some of the competitors, Arc Energy provided positive outcomes without wanting to replace the existing provider. Why? Because we believe that success is long term and that our relationships mean more to us than winning every development. We have evolved as an organisation leading the way by partnering with tier 1 organisations and government-owned infrastructure and utility services. We love the embedded concept and when done right, it works well for all involved.

Arc Energy is a responsible company providing an ideal model that has led to our rapid growth in the building sector. Now with a significant market share and a 4.5-star review rating amongst occupants, we continue to do it right! A member of the Australian Energy regulator, Clean Energy Council and playing an integral role within the Urban Development Institute of Australia and having been the only embedded network operator to be acknowledged in the space of embedded energy services, Arc Energy has received countless awards in excellence and recognition for its support to the industry.

We always planned to provide a product and service that would provide a developer with up to $1600 in saving and occupants more than a 30% discount and to date, this is the perfect model that has meant we have succeeded in satisfying the needs of all involved.

More so, we can promise a continued method for providing ongoing savings and incentives so that it’s a win for the developer, a win for Occupants and a win for Arc Energy Group!

“We shape our buildings, and afterwards our buildings shape us,”  — Winston Churchill

Embedded Networks and Their Benefits for Developers

The Office of the Building Commissioner conducted a recent study that found defects in 39% of recently constructed apartment buildings. Buildings completed within the last six years had waterproofing, structural, and fire safety issues.

These types of issues lower consumer confidence in property developers and the projects they engage in.

iCIRT, a recently established star-rating tool to assess building professionals, is one of the many reasons property developers should consider an Arc Energy embedded network for their next project.

Consumers rate developers on the quality of their apartment builds. In turn, the developers must meet the minimum average of three out of five stars to be considered trustworthy.

“Ratings are a game changer. Consumers in NSW will now have the benefit of an independent assessment that lets them find a trusted, rated developer who has shown they have the capital, experience, and capability to deliver a quality apartment.”

– Kevin Anderson, Minister for Better Regulation and Innovation

Embedded networks optimise developments and help property developers future-proof their projects. Here are some of the ways embedded networks and property development go hand-in-hand:

Centralised Infrastructure – The infrastructure for water, electricity, and data are all handled by the embedded network operator. From site evaluation and planning to billing and support, developers benefit from having a team of industry experts.

Streamlined Processes – As one provider is responsible for the setup of the utilities, this streamlines the process. Quality control is easier to track and developers only need to consult with one provider as opposed to several.

Reduce Capital Costs – Developers can reduce their building costs and potential complete builds faster when they choose an embedded network. The embedded network operator bears the responsibility for utility infrastructure, in addition to the materials required.

Improved Marketability – Developers can offer investors a suite of embedded solutions and renewable solutions. Residents can move into a unit that already has connected utilities. Plus, the opportunity to reduce cost of living with discounted energy rates.

How Embedded Networks Future-Proof Development

Smart Home Automation Technologies

Smart home automation adds value to any residential development by delivering real-world energy savings for homeowners. They provide the tools consumers need to monitor and optimise.

Smart Meters

Smart meters use smart technology to monitor and record the amount of electricity a household or business uses at 30-minute intervals. Consumers benefit from:

  • Instant access to information regarding their energy consumption through a mobile app or online portal.
  • More transparency regarding how much, when and where they are consuming electricity within their property. This helps them identify areas where they can save on costs and reduce their carbon footprint.
  • The ability to control lights, heating, cooling, and other appliances from anywhere at any time via a smartphone or tablet device.

“At a community level, smart meters are a crucial enabling tool for the reforms we all need to decarbonise the grid. They are a gateway to enabling a more dynamic and flexible market – where energy is traded both ways and consumers – and the grid – can harness the power of distributed energy resources like rooftop solar, batteries, and electric vehicles.

– Anna Collyer, AEMC Chair

NABERS Energy Ratings

In Australia, building construction, operation, and maintenance account for nearly a quarter of greenhouse gas emissions.

The Australian government uses NABERS to measure the environmental performance of buildings, tenancies, and homes. NABERS stands for National Australian Built Environment Rating System. The rating ranges from one star to six stars.

Buildings with higher NABERS star ratings:

  • Use utilities like energy and water more efficiently
  • Have lower operating costs
  • Are better for occupants and the planet
  • Appeal to more prospective buyers
  • Attract and retain tenants

Give your building a competitive edge by providing integrated solutions like solar PV panels, LED lighting, EV charging facilities, centralised water systems, and smart home automation.

Today’s Consumer

Advances in technology have revolutionised the way people think about energy. Consumers today are more aware of the environment and want to know they’re making the right decision when it comes to their energy needs.

They are seeking smarter solutions to better understand and manage their energy usage, whilst also looking for greener alternatives. Modern homebuyers are making decisions based on how sustainable a dwelling is, not just how it looks or what features it has.

Embedded networks aren’t only good for the environment. For developers, embedded networks increase property value, reduce construction costs and timelines, and indicate a commitment to Australia’s ongoing green initiatives. Arc Energy is here when you’re ready to make the shift.
